One part of Primary market is still moving faster than the rest
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is a real cost. Yet one ZIP code in Primary market kept moving like rates barely mattered. These numbers cover the three months ending August 31, 2026.
ZIP 48842: the part that stood out
The Real Estate Data Aggregator counted 92 homes sold in ZIP 48842 in those three months. That is up 41.5% from the same period a year before. More buyers showed up, and sellers felt it.
The Real Estate Data Aggregator shows 62% of homes in ZIP 48842 sold above list price. That share rose 15.8 points from a year ago. For owners there, demand held up even as borrowing costs climbed.
The Real Estate Data Aggregator found that 57.5% of homes in ZIP 48842 went under contract within two weeks of listing. For buyers, that means slow or messy offers often lose. Clean terms matter here.
One honest note: the median sale price in ZIP 48842 dipped 7.3% from a year ago, landing at $265,000, per the Real Estate Data Aggregator. More homes sold, but at a lower middle price. Speed and above-list offers can still coexist with a softer price point.

The Real Estate Data Aggregator counted 150 homes sold in ZIP 48823, the most of any ZIP. But the share sold above list was 35.3%, and 43.4% went under contract in two weeks. Both solid, but below 48842. ZIP 48864 had the highest median price at $402,501, up 7.3% from a year ago. Its above-list share fell 16.9 points to 26%. Not every home there drew a bidding fight.
The wider picture
Nationally, the National Association of Realtors put months of supply at 4.9 months, the highest in over ten years. Primary market sits well below that. The Real Estate Data Aggregator counted just 2.1 months of supply in ZIP 48842 and 2.6 months in ZIP 48823. That gap matters for local sellers.
Freddie Mac also reported a 15-year fixed rate of 6.73% as of October 8, 2026. Some buyers use that path to lower total interest. It does not change the local supply picture, but it is worth knowing.
Across Primary market together, the Real Estate Data Aggregator counted 319 homes sold in the three months ending August 31, 2026. That is down just 0.6% from the same period a year ago. The market did not stall. It shifted.
