One part of Primary market is still moving faster than the rest

Freddie Mac put the average 30-year mortgage rate at 7.40% as of October 15, 2026. That is the kind of number that slows buyers down. Yet one ZIP code in Primary market is holding its own. The Real Estate Data Aggregator counted just 2.1 months of supply in ZIP 48842 for the three months ending August 31, 2026. That is the tightest reading across all three ZIPs we track.

Low supply means buyers are competing. The Real Estate Data Aggregator found that 62% of homes in ZIP 48842 sold above list price in those same three months. That share rose 15.8 points from the same period a year before. So what does that mean for you? If you are pricing a home there, list price is not a ceiling. If you are buying there, you may need to offer more than asking.

ZIP 48842 wins on speed too. The Real Estate Data Aggregator put the median days on market there at 33 days. That is four days faster than ZIP 48823 and six days faster than ZIP 48864. Speed matters when rates are high. Buyers who wait lose to buyers who move.

Prices tell a more mixed story

ZIP 48842 had the lowest median sale price of the three. The Real Estate Data Aggregator put it at $265,000, down 7.3% from the same months of 2025. So homes there are selling fast and above list, but the middle price dipped. That can happen when more lower-priced homes sell. It does not mean any one home lost value.

ZIP 48864 had the highest median price at $402,501, up 7.3% year over year per the Real Estate Data Aggregator. ZIP 48823 came in at $329,000, up 1.2%. Both ZIPs are slower and have more supply than 48842. Prices held up, but the pace of sales and the share selling above list are softer.

What is happening across the wider market

The National Association of Realtors reported that existing-home sales across the country reached 3.99 million units in September 2026. National inventory rose to 1.60 million homes that same month. Nationally, prices were up 1.3% year over year. Primary market is running hotter than those national numbers suggest, especially in 48842.

Across all three ZIPs, the Real Estate Data Aggregator counted 319 homes sold in the three months ending August 31, 2026. That is nearly flat from a year before. New listings fell 5.7% across the market. Fewer listings coming in keeps supply tight, which is part of why 48842 is as competitive as it is.

The rate picture

Freddie Mac reported a 7.40% average on the 30-year fixed rate as of October 15, 2026. That matches what Redfin called a three-year high as of October 8, 2026. Higher rates push some buyers out. That is one reason pending sales are down across Primary market. But in 48842, buyers are still showing up and competing.

In short
  1. ZIP 48842 has 2.1 months of supply, a 101.2% sale-to-list ratio and 62% of homes selling above asking.
  2. That is the tightest corner of Primary market right now.
  3. ZIPs 48823 and 48864 are still moving but have more room and more days on market.
  4. Rates at 7.40% are slowing the broader market, yet 48842 is holding firm.

These are ZIP-wide numbers. One street can read very differently from the ZIP as a whole. A block with newer homes, a school boundary change or a price range shift can move the needle on your specific address. The numbers above are a starting point, not the whole story for your home.
