Holt is moving faster even with a lower median price
Here is the number that changes what you should do. Freddie Mac put the 30-year mortgage rate at 7.24% as of October 29, 2026. That is real payment pressure. But in Holt, local competition did not slow down.
The Real Estate Data Aggregator counted 57.5% of Holt homes going under contract within two weeks of listing. That share was up 2.5 points from the same months of 2025. Rates are high, but Holt buyers are still moving fast.
The Real Estate Data Aggregator also found that 62% of Holt homes sold above list price. That share rose 15.8 points from a year before. More than 3 in 5 sellers got over their asking price.
The price dipped, but the pace did not
The Real Estate Data Aggregator put the Holt median sale price at $265,000 for the three months ending August 31, 2026. That is down 7.3% from the same months of 2025. A lower price did not mean a slower market, though.
The Real Estate Data Aggregator counted 92 homes sold in Holt, up 41.5% from the same months of 2025. Supply sits at just 2.1 months. That is a thin cushion for buyers.
How Holt compares with its neighbors
The same three-month period tells a different story in Okemos and East Lansing. Here is how the speed and above-list share stack up across all three ZIP codes.
| Holt 48842 | Okemos 48864 | East Lansing 48823 | |
|---|---|---|---|
| Median sale price | $265,000 | $402,501 | $329,000 |
| Under contract in two weeks | 57.5% | 44.7% | 43.4% |
| Sold above list price | 62% | 26% | 35.3% |
| Median days on market | 33 | 39 | 35 |
| Sale price as share of list | 101.2% | 99.3% | 99.2% |
Holt had the lowest median price of the three. It also had the fastest median time on market, at 33 days. Okemos came in at 39 days and East Lansing at 35, according to the Real Estate Data Aggregator.
What the rate environment adds to this
Freddie Mac reported the 30-year fixed rate at 7.24% as of October 29, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That matters for what buyers can afford.
The National Association of Realtors reported existing-home sales nationally reached 3.99 million units in September 2026. Prices were up 1.3% nationally in the same month. Locally, Holt is moving well below the national median, which Realtor.com put at $414,000 for the week ending October 24, 2026.
A lower price point in Holt can help buyers stretch further when rates are this high. That may be part of why the volume jumped so sharply.
What this means if you are selling
In Holt, the Real Estate Data Aggregator shows the average sale came in at 101.2% of list price. That is up 0.5 points from a year ago. Pricing right still matters. Homes that land at the right number are getting offers above it.
New listings in Holt rose 13% from a year before, per the Real Estate Data Aggregator. More homes came to market, and more sold. Pending sales were up 17.5% from the same period of 2025.
What this means if you are buying
Nearly 3 in 5 Holt homes went under contract within two weeks. If you are a buyer, that leaves little room to wait. Freddie Mac's 7.24% rate adds to the cost of moving slowly.
With 2.1 months of supply, Holt has less cushion than either Okemos or East Lansing. The Real Estate Data Aggregator put Okemos at 2.9 months and East Lansing at 2.6 months.
- Holt's median price fell 7.3% from a year ago, per the Real Estate Data Aggregator.
- But 57.5% of homes went under contract within two weeks, and 62% sold above list.
- Speed and competition held even as the price dipped.
- Rates at 7.24% (Freddie Mac) add pressure for buyers on both sides of this market.
These are ZIP code numbers. One street can read very differently from the whole area. A home on one block of Holt may move faster or slower than the 33-day median. I am happy to look at what the numbers say for your specific address.
